Acceptance & Reservations

Thank you for choosing Sunnyside Mobile Home & RV Park for your stay in Pearsall, Texas. These Terms of Service ("Terms") govern your use of our website (www.sunnysidervparkpearsall.com) and your residency or stay at our park. Please read these Terms carefully before making a reservation, submitting a rental application, or using our services.

1. Acceptance of Terms

By accessing our website, making a reservation, submitting a rental application, or residing at Sunnyside Mobile Home & RV Park, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree to these Terms, please do not use our website or services.

2. Reservation and Payment Terms

2.1 Reservation and Application Requests

Reservation requests for RV sites and applications for mobile home residency can be made through our website, by phone, or email. All reservations and applications are subject to availability and confirmation by our property manager.

2.2 Deposit Requirements

• Daily and weekly RV stays require payment in full at the time of reservation.
• Monthly RV stays require a security deposit equal to one week's rate plus the first month's base rate.
• Mobile home rentals require a security deposit equal to one month's rent plus the first month's rent.
• Seasonal or long-term stay reservations require a security deposit and first month's payment.

2.3 Cancellation Policy

• For RV sites: Cancellations made 7 or more days prior to arrival date: full refund minus a $25 administrative fee.
• For RV sites: Cancellations made 3-6 days prior to arrival date: 50% refund of the total reservation amount.
• For RV sites: Cancellations made within 2 days of arrival date: no refund will be issued.
• Mobile home rental agreements are governed by the terms of your lease agreement.
• No refunds for early departure from our park.

2.4 Payment Methods

We accept major credit cards, debit cards, and electronic checks. Cash payments are accepted for in-person transactions only.

2.5 Monthly Billing

For residents staying on a monthly basis:

• Base rent/rate is due on the 1st of each month.
• Electric charges are billed separately based on actual usage and due upon receipt.
• A late fee of $25 will be assessed for payments received after the 5th of the month.
• Additional utility charges may apply according to your lease or rental agreement.

3. Park Rules & Regulations

3.1 Check-In/Check-Out

• RV Check-in time: 1:00 PM
• RV Check-out time: 11:00 AM
• Mobile home move-in times are by appointment only.
• Early check-in or late check-out may be available upon request, subject to availability and additional fees.

3.2 Home and RV Requirements

• All mobile homes and RVs must be in good condition, well-maintained, and manufactured within the last 25 years unless specifically approved by management.
• All units must have valid registration and insurance.
• Working utilities connections and systems are required.
• Mobile homes must meet all applicable state and local codes and ordinances.

3.3 Site and Lot Usage

• One dwelling unit per site/lot unless otherwise authorized by management.
• Sites and lots must be kept clean and orderly at all times.
• No washing of vehicles or RVs without prior permission.
• No unauthorized permanent structures may be erected.
• Storage of items under mobile homes or RVs is prohibited.
• Lawn care and site maintenance requirements are detailed in your lease agreement.

3.4 Noise and Conduct

• Quiet hours: 10:00 PM to 7:00 AM.
• Excessive noise, offensive language, or disruptive behavior is not permitted at any time.
• Respect the privacy and property of other park residents and guests.

3.5 Pet Policy

• Maximum of 2 pets per site/lot.
• Pets must be on leash (maximum 6 feet) at all times when outside.
• Pet owners must immediately clean up after their pets.
• Pets must not be left unattended outside.
• Excessive barking or aggressive behavior will not be tolerated.
• Breed restrictions may apply. Contact management for details.

3.6 Visitors

• All visitors must register at the office upon arrival.
• Visitors must leave by 10:00 PM unless registered for overnight stays.
• Residents are responsible for the conduct of their visitors.

3.7 Vehicle Limitations

• Speed limit within the park is 5 MPH.
• Maximum of 2 vehicles per site in addition to the primary dwelling.
• Additional parking may be available in designated areas.
• No major vehicle maintenance or repairs allowed on premises.
• Commercial vehicles may be restricted to designated areas.

3.8 Prohibited Activities

• No smoking in any buildings or common areas.
• No open fires except in designated fire rings or approved containers.
• No fireworks, firearms, or weapons.
• No illegal activities or substances.
• No soliciting or commercial activities without prior approval.

4. Utilities and Amenities

4.1 Utilities

• Water, sewer, and trash service included in site fees for RVs and most mobile home lots.
• Electricity is included in daily and weekly RV rates; monthly stays and mobile homes are metered.
• Conservation of utilities is expected and excessive usage may result in additional charges.
• Utility interruptions occasionally occur; management will make reasonable efforts to restore service promptly.

4.2 WiFi Usage

• Complimentary WiFi is provided for basic internet usage in common areas.
• Bandwidth limitations apply to ensure fair access for all residents and guests.
• Streaming services, large downloads, or commercial usage may require premium WiFi services available for an additional fee.
• We do not guarantee uninterrupted or error-free WiFi service.

4.3 Laundry Facilities

• Available for residents' personal use only.
• Operating hours: 7:00 AM to 9:00 PM daily.
• Please clean equipment after use.

4.4 Mail and Packages

• Mail service available for all residents.
• Sunnyside Mobile Home & RV Park is not responsible for lost, stolen, or damaged mail or packages.
• Forwarding of mail is the responsibility of the resident upon departure.

Liability & Insurance, Termination of Stay

5. Liability and Insurance

5.1 Property Damage and Injury

Sunnyside Mobile Home & RV Park is not responsible for damage, injury, or loss due to fire, theft, accident, weather events, or other causes. Residents and guests stay at their own risk.

5.2 Insurance Requirements

All residents and guests are required to maintain appropriate insurance for their mobile homes, RVs, vehicles, and personal property while staying at our park.

5.3 Limitation of Liability

Our liability is limited to the amount paid for your stay or monthly rent. In no event shall we be liable for any indirect, special, or consequential damages.

6. Termination of Stay or Residency

6.1 By Management

Sunnyside Mobile Home & RV Park reserves the right to refuse service or terminate stays for:

• Violation of these Terms or park rules
• Disruptive, dangerous, or illegal behavior
• Non-payment or late payment
• Misrepresentation of information

6.2 By Resident or Guest

• RV guests wishing to terminate monthly stays must provide at least 14 days written notice prior to departure.
• Mobile home residents must provide notice as specified in their lease agreement, typically 30 days in advance.
• Early termination fees may apply as detailed in your lease agreement.

Online reservations are subject to confirmation by our property manager. Receipt of an automated confirmation does not guarantee availability until verified by staff.
